singular = add an 's (John's)
plural ending in S = add an ' only (after the S) (The cars' windscreens)
plural not ending in S (people, children, etc) = add an 's (The children's room)
These rules cover the majority of cases.

The difference between the right word and the almost right word is the difference between lightning and the lightning bug.
