what about following sentence is it correct

Over 3,000 sq ft of residential and commercial land has been developed. ('to date' emphasises what has been developed so far.)

what about following sentence is it correct

Over 3,000 sq ft of residential and commercial real estate land is under construction. (This sentence means that the construction is not over yet.)
