Fair-Sized?

Hey guys, what does "fair-sized" mean:

"There was only one room in the caravan and it wasn't much bigger than a fair-sized modern bathroom"

Could you simplify/explain it?

It would suggest a bathroom that is large, but not extremely large. A bit bigger than average, but not enormous.
